Only 2 of 13 West Brookfield deeds disclose a sale price this period

The Worcester County Registry of Deeds recorded 13 West Brookfield property transfers between July 24 and Aug. 22, but only two disclosed a sale price: $155,000 and $230,000, putting the reported median at $192,500 based on those two records alone. The period's highest disclosed sale was 54 North Main St. at $230,000, sold by Brian P. and Kayla K. Benoit to Country Bank For Savings. Wickaboag Valley Road saw the most activity, with four recorded transfers. With 11 of 13 deeds lacking a stated price, including several bank, municipal and conservation-related transfers, the data does not support broader conclusions about pricing trends this period.
