West Brookfield July Sales Top Out at $240,000 as Most Deed Prices Go Unreported
West Brookfield's Worcester County Registry of Deeds recorded 13 property transfers between July 17 and Aug. 15, but only three listed a sale price. Disclosed prices ranged from $25,000 to $240,000, with a median of $230,000. The period's top sale was 97 Wickaboag Valley Road, which sold for $240,000 on July 17, with seller Christopher Olivo transferring the property to buyer Navy Federal Credit Union. Wickaboag Valley Road, across its various deed-record spellings, accounted for five of the 13 recorded transfers, more than any other street. A bank or mortgage-related entity appeared as a party in seven of the 13 deeds. With prices disclosed on fewer than a quarter of transactions, overall market tone is difficult to assess from this dataset.
